Our management success and company reputation starts with picking the right properties—and more importantly, the right owners. We’ve maintained our Superhost status for eight years straight. Most new owners don’t realize the value our status brings to their properties, because if they did ask it of their management companies, they’d be surprised to learn that few companies can keep their Superhost status as they expand and grow. National companies like Evolve and Vacasa certainly can’t offer this. The reason for this lack tends to be a combination of poor management, but also, more importantly, the unwillingness to be selective with the properties and owners they take on. We take our responsibility seriously when it comes to maintaining our Superhost status and high standards—for us and for our owners. Just as you interview us, we’re also interviewing you. Any property can be made to do well and perform above average, but not all owners allow us to do what that takes.

As a result, we know the best way to price, what amenities guests prefer, and anything else that leads to more booking and more revenue. A Superhost has consistently higher ratings and that means we show up higher on the rental listings.

As a general rule, people choose to rent a home instead of a hotel because they value being able to cook their own meals. This means two things: well-stocked kitchens are a must and dinner table seating must be equal to or greater than the number the home sleeps. For many guests, the inability to feed everyone at a table is a deal breaker.

It’s much easier to stay in a home with kids than at a hotel, and this is what makes vacation rentals appealing for families. AirBnb has on its amenities checklist an entire section devoted to “Family Amenities,” because they recognize that a large portion of its clientele are families traveling with children. A place for children to sleep and play should be included in the list of essential amenities. Homes that are set up for kids and dogs will have the largest appeal for our market.
